I take all that information and start my research process of finding homes that match, and I’ve helped many satisfied clients find what they’re looking for.  But it all starts with listening and paying close attention to your dreams, plans and situation- right from the start.

Getting the financing right for your home purchase is really key to your home buying experience.  That’s because the decision you make here is going to stick with you long after your moving date.  Most people know that its good practice to get a Mortgage Pre-Approval, and that’s true.

But where some people get into trouble is they focus so much on getting the most house for the money they have available that they forget about the other stuff that makes a home right for them.

Viewing properties should never be a frustrating ordeal. It’s my job to help make the process easy and productive for you, so you can find the home you want.  Once we’ve discussed your price range and ‘must-have’ list, I will recommend properties for viewing that match your criteria.  Because I have access to up-to-the-minute listings, I make sure you don’t miss opportunities.

Sometimes buyers experience ‘information overload’ when viewing a lot of homes all at once.  Agents in a hurry to make a sale may not always keep your needs in mind during the viewing process, or may even recommend a purchase that isn’t in your best interest.

I never rush a sale.  I know this is one of the most important decisions you’ll make in your lifetime, and I’m in a position to make sure you are given all the facts and shown all that you need to see in order to make an informed purchase.

Preparing and negotiating an offer for your dream house is tricky, and in today’s Canadian housing market, it’s very stressful for many home buyers.  In our current seller’s market, house listings are getting multiple bids and many people have gone through more than one bidding process.  After losing out on a couple of bids, many are tempted to get any house they can, sometimes at prices that are way over market value because of the intense bidding.  I’ve seen this happen a lot with our Hamilton housing market.

I do my own in-house market valuations for all of Hamilton and surrounding areas, based on MPAC statistics and appraisal formulas.  With these tools I’ve been able to provide clients with accurate offers that reflect true market values so that seller’s take your offer seriously and you don’t end up overpaying for your home.

Sometimes negotiation is needed.  Most people don’t like that part and aren’t trained to negotiate in a high-pressure situation.  With over 8 years of real estate training and experience, I can take that load off your mind by negotiating conditions and requirements with the homeowners or their agent.

When you’re near to closing your home, emotions usually start running high.  Soon you’ll be handed the keys of your new home and starting the next chapter of your life.  The last thing on your mind is paperwork.If you’ve ever bought a home before you probably saw that big stack of legal documents that required a whole bunch of signatures.  You have to deal with lawyers, insurance agents, moving companies and a host of other things that all need your attention to get you moved in.  It’s easy to forget a step or lose track of important items.As your agent I have the industry knowledge and the experience to handle all this for you easily.
