Getting the financing right for your home purchase is really key to your home buying experience. That’s because the decision you make here is going to stick with you long after your moving date. Most people know that its good practice to get a Mortgage Pre-Approval, and that’s true.
But where some people get into trouble is they focus so much on getting the most house for the money they have available that they forget about the other stuff that makes a home right for them.

In our current seller’s market, house listings are getting multiple bids and many people have gone through more than one bidding process. After losing out on a couple of bids, many are tempted to get any house they can, sometimes at prices that are way over market value because of the intense bidding. I’ve seen this happen a lot with our Hamilton housing market.
I do my own in-house market valuations for all of Hamilton and surrounding areas, based on MPAC statistics and appraisal formulas. With these tools I’ve been able to provide clients with accurate offers that reflect true market values so that seller’s take your offer seriously and you don’t end up overpaying for your home.
